Our 5-Year House Painting Warranty
Every house painting job from Miracle Painting Company comes with a written 5-year workmanship warranty. If paint we applied peels, flakes or blisters because of our prep or application, we come back and fix it at no cost. And if you sell your home, the warranty goes with the house to the next owner.
What Our Painting Warranty Covers
Paint itself is covered by Sherwin-Williams’ own product warranty. Our warranty covers the part they can’t: the workmanship, meaning how well the surface was prepped and how the paint was put on. That’s what decides how long a paint job lasts.
- Peeling, flaking or blistering of paint or stain we applied, caused by our prep or application.
- Exterior and interior painting, including siding, trim, doors, walls, ceilings and cabinets we painted.
- Labor and materials: we prep and repaint the affected area to match the original color and sheen.
- 5 years from the day we sign off your final walkthrough together.

A Transferable Painting Warranty When You Sell
Selling in the next few years? Our warranty transfers to the new owner for the rest of the 5 years. They just text or email us a copy of the warranty and the closing date. For buyers, a fresh paint job still under a transferable warranty is one less thing to worry about. Thinking about selling? Read our guide: should you paint before selling your house.
What the Warranty Doesn’t Cover
We want this to be clear up front, so there are no surprises later:
- Decks, fences and other walk-on or horizontal surfaces: covered for 1 year, because sun, rain and foot traffic wear stain down no matter how well it’s applied.
- Problems underneath the paint: wood rot, water leaks, moisture coming through walls, or a failing surface that wasn’t part of our job.
- Movement and settling: cracks from the house moving, and caulk that separates because of it.
- Normal wear and weather: fading, chalking, dirt, mildew and moss (washing your siding once a year keeps paint looking its best).
- Damage: impacts, pets, pressure washing too close, or work done by others after us.
- Prep you chose to skip: any repair or prep step listed as declined on your estimate.
If the paint product itself is defective, that falls under the Sherwin-Williams manufacturer warranty, and we’ll help you with that claim. See our exterior paint options for what each paint line includes.
How to Make a Warranty Claim
- Text or email us a photo of the problem area and your address, within 30 days of noticing it.
- We come look, usually within a week, and tell you what we found.
- If it’s covered, we fix it: prep, repaint and clean up, at no cost to you.
Exterior and Interior Painting Warranty Questions
How long is your house painting warranty?
5 years on our workmanship for exterior and interior painting, starting the day we sign off your final walkthrough. Decks, fences and other walk-on surfaces are covered for 1 year.
Is the warranty transferable if I sell my house?
Yes. It transfers to the new owner for whatever is left of the 5 years. They just send us a copy of the warranty and the closing date.
What’s the difference between your warranty and the paint warranty?
Sherwin-Williams warranties the paint product. Our warranty covers our workmanship: the prep and the application. Most paint failures come from workmanship, which is why we put ours in writing.
Does the exterior painting warranty cover peeling?
Yes, if the peeling comes from our prep or application. If it’s caused by something underneath, like water getting into the wall or rotted wood, we’ll show you what’s going on and quote the repair.
