Pressure Washing Services We Offer

Our own crew handles every kind of exterior washing a Northwest home or business needs, with the right pressure for each surface:

  • House washing: siding, trim, eaves and soffits cleaned of dirt, mildew and green algae. Siding gets a gentler, lower-pressure wash with a cleaner, so water isn’t forced behind the boards.
  • Driveways, walkways and patios: moss, grime and slippery buildup lifted off concrete, steps and pavers.
  • Decks and fences: dirt, mildew and gray weathered fibers washed off, the first step before deck and fence staining.
  • Gutters: cleared of moss, needles and debris so rainwater drains away from your home.
  • Roofs: never pressure washed. Roofs get a low-pressure soft wash; see roof moss removal.
  • Businesses and HOAs: storefronts, office buildings, condo and townhome buildings and sidewalks, scheduled around your hours. See commercial painting and HOA painting.

Before and After: A Mossy Walkway in Shoreline

These side walkways were green with moss and slick in the rain. After a wash, the concrete is clean, light and safe to walk on again. Same angles, before and after.

Concrete side walkway covered in moss and grime before pressure washing in Shoreline
Before: moss and grime on the side walkway.
Same Shoreline walkway clean after pressure washing
After: the same walkway, clean concrete edge to edge.
Back path buried under moss and needles before washing
Before: a back path buried under moss and needles.
Back path and steps clean after pressure washing
After: the same path and steps, cleared and washed.

This was part of a whole-house job in Shoreline: we washed the walkways, then painted the house. See more Shoreline projects or our before and after gallery.

Pressure Washing, Power Washing or Soft Washing?

Many people use “pressure washing” and “power washing” to mean the same thing: cleaning with high-pressure water. Some companies use “power washing” only for washing with heated water. For a home, the name matters less than matching the pressure to the surface:

  • Concrete (driveways, walkways, patios): can take higher pressure to lift moss and stains.
  • Wood (decks, fences): lower pressure, so the wood isn’t gouged or left fuzzy.
  • Siding: low pressure with a cleaner, so water isn’t driven behind the siding or around windows.
  • Roofs: soft wash only. High pressure can strip the granules off asphalt shingles.

We tell you which method each surface gets before we start.

Why Northwest Homes Need a Regular Wash

Our wet, shady winters grow moss on walkways, green algae on north-facing siding and mildew on decks and fences. Left alone, it makes walkways slippery, holds moisture against wood, and shortens the life of paint and stain. Paint and stain also won’t stick to a dirty surface, which is why every exterior we paint starts with a full wash.

Planning to paint or stain next? We can wash, let everything dry, and paint or stain with the same crew. See exterior house painting and deck and fence staining.

Pressure Washing Questions

How much does pressure washing cost?

It depends on what’s being washed, how big it is and how much moss and grime has built up. Text us photos for a quick idea, or we’ll give you an exact written price after a free look. Have a lower written quote for the same work? We’ll match it.

Is pressure washing the same as power washing?

Mostly, yes. Both mean cleaning with high-pressure water, and some companies use “power washing” only for heated water. What matters for your home is using the right pressure for each surface, which we do.

Will pressure washing damage my siding or deck?

Not when it’s done right. Siding gets a lower-pressure wash with a cleaner, and wood decks and fences get less pressure than concrete, so nothing is gouged or forced with water.

Do you pressure wash roofs?

No. High pressure can strip the granules off asphalt shingles. Roofs get a low-pressure soft wash instead. See our roof moss removal page.

Do you clean gutters too?

Yes. We clear moss, needles and debris from gutters, on their own or together with a house or roof wash.

Do you pressure wash businesses and HOA buildings?

Yes. We wash storefronts, office buildings, condo and townhome buildings and sidewalks, and we schedule the work around your hours.

Should I pressure wash before painting or staining?

Yes. Paint and stain need a clean, dry surface to bond. We wash first, let everything dry, then paint or stain with the same crew.
