Pressure Washing & Roof Moss Removal

Moss, mildew and grime build up fast in our wet climate. Miracle Painting Company soft washes roofs (gentle, low pressure, never a pressure washer on your shingles) and pressure washes decks, fences, walkways and driveways across Snohomish and King County. Licensed, bonded and insured, with a price-match guarantee.

Soft Wash for Roofs, Pressure Washing for Hard Surfaces

These are two different jobs, and using the wrong one costs money.

  • Roofs get a soft wash. High-pressure water can strip the protective granules off asphalt shingles and push water up under them. A soft wash uses low pressure and a cleaning solution that treats moss, algae and lichen at the root.
  • Hard surfaces get pressure washed. Concrete walkways, driveways, patios, decks and fences can take more pressure, which lifts years of dirt, mildew and gray, weathered wood fibers.

Why Moss Matters on a Northwest Roof

Moss acts like a sponge. It holds rainwater against your shingles for months, lifts their edges, and lets water work its way underneath. Left alone, it shortens a roof’s life and clogs gutters with debris. Treating it early with a gentle soft wash is a lot cheaper than repairs or an early roof replacement.

Signs it’s time: green or dark patches on the north side, fuzzy clumps between shingles, black streaks running down the roof, or gutters filling with moss and grit.

What We Clean

  • Roofs: moss, algae and lichen removal with a soft wash, never high pressure.
  • Gutters: cleared of moss, needles and debris so water drains away from your home.
  • Decks: washed before staining, or just to bring them back to life.
  • Fences: weathered gray wood cleaned before staining. See deck and fence staining.
  • Walkways, patios and driveways: moss, grime and slippery buildup removed.
  • Before painting: every exterior paint job starts with a full wash so paint bonds to clean surfaces.

How It Works

  1. Quote. Start with the instant online estimate or call. We look at the roof, surfaces and access, and tell you what each one needs.
  2. Protect. Doors, windows, outlets and the areas around the work are protected before we start.
  3. Wash. Soft wash on the roof; the right pressure for each hard surface.
  4. Clean up. Gutters cleared and debris cleaned up, and we walk the property with you at the end.

What Affects the Cost

  • Roof size, pitch and how much moss has built up
  • The number and size of surfaces: decks, fences, patios, walkways, driveways
  • How long it’s been since the last cleaning
  • Add-ons like gutter cleaning, deck or fence staining, or exterior painting

Pressure Washing and Moss Questions

Do you pressure wash roofs?

No. High pressure can strip the granules off asphalt shingles and force water underneath them. We soft wash roofs instead: low pressure with a cleaning solution that treats moss, algae and lichen.

When is the best time to treat roof moss?

Fall through spring is when moss grows fastest here, so treating it before or during the wet season keeps it from taking hold. The sooner it’s treated, the less it can lift your shingles.

Should I wash my deck or fence before staining it?

Yes. Stain needs clean, dry wood to soak in. We wash first, let the wood dry, then stain. See our deck and fence staining page.

Do you clean gutters too?

Yes. Moss from the roof ends up in the gutters, so we clear them as part of a roof moss job or on their own.

How much does pressure washing or roof moss removal cost?

It depends on the roof size and pitch, how much moss there is, and which surfaces you want cleaned. Our instant online estimate gives you a ballpark in about a minute, and a free look in person gives you the exact price. We match written competitor quotes for the same work.
