Home Inspection Repairs Before Closing, Quoted in 24 Hours
Home inspection repairs for sellers and their agents across Snohomish and King County. When a buyer’s inspector flags peeling paint, failed caulking, rotted trim, damaged siding or water-stained drywall, our own crew fixes it and paints it to match. Send us the report and you’ll have a written quote within 24 hours.
Home Inspection Repairs We Handle
Most inspection reports flag the same few items on the outside and inside of a house. These are all repairs our own crew does, start to finish, with no subcontractors:
- Peeling or failing paint: scraped, sanded, spot-primed and repainted so bare wood isn’t exposed to the rain.
- Rotted trim: fascia, window and door trim and corner boards cut out and replaced with new boards, then primed and painted.
- Damaged siding boards: cracked, soft or rotted boards replaced on cedar, lap, shake and fiber cement siding, painted to blend in.
- Failed caulking: old, cracked caulk removed and resealed around windows, doors, trim and siding joints.
- Drywall damage and water stains: once the leak itself is fixed, we replace soft drywall, seal the stain so it can’t bleed through, and paint to match.
- Touch-ups the buyer will notice: scuffed walls, chipped trim and doors, done in the same visit.
We don’t do roofing, plumbing, electrical or foundation work. If those are on the report, your agent can point you to the right trade, and we’ll coordinate so our paint goes on after their repair. For a deeper drywall fix, see our drywall and ceiling repair page.
From Inspection Report to Finished Repairs
- Send us the report pages. Text or email the pages and photos that list the paint, trim, siding, caulking or drywall items. You don’t need to send the whole report.
- We look at it fast. If we need to see the house, we set up a walkthrough right away, including Saturdays.
- Written quote within 24 hours. You get an itemized, written quote within 24 hours of getting the report (or of our walkthrough, if we need one), so you and your agent can decide what to fix and what to credit.
- We schedule around your closing. The quote comes with a start date. Exterior work needs dry weather, so in the wet months we plan around the rain and tell you honestly what’s realistic.
- Proof for the buyer. When the work is done, you get a paid invoice that lists each repair, plus before and after photos you can forward to the buyer’s agent.
Why a Fast Repair Quote Matters During the Inspection Period
On a Washington home sale, the buyer’s inspection window is set in the purchase agreement and is often only about 5 to 10 days. During that window the buyer can ask for repairs, a credit or a lower price, and the seller can agree, say no or counter. Your agent handles that negotiation. What helps them most is a real, written number from a contractor who can actually do the work.
A quote in 24 hours gives your agent that number while there’s still time to negotiate. It also keeps sellers from guessing: a credit based on a wild estimate can cost more than simply having the work done. Our house painting cost guide shows our published rates if you want a feel for prices first.
Getting ready to list and want to avoid surprises? Many of these items are worth fixing before the house goes on the market. See our guide to painting before selling your house, or our Residential Refresh for move-outs and pre-sale updates.
Repairs First, Then Paint: An Everett Exterior
This two-story home in Everett shows the kind of work an inspection list usually calls for, done as part of a full repaint. Every siding joint was caulked, damaged areas were repaired and primed, and then the whole house was painted deep navy with white trim.

Home Inspection Repair Questions
How fast can I get a quote for home inspection repairs?
Within 24 hours. Send us the report pages and photos for the paint, trim, siding, caulking or drywall items, and you’ll have an itemized, written quote within 24 hours of getting them, or of our walkthrough if we need to see the house.
Who pays for repairs after a home inspection?
It’s negotiated between the buyer and seller. The buyer can ask for repairs, a credit or a lower price, and the seller can agree, decline or counter. Your agent handles the negotiation. We give you a real written price so that decision is based on facts.
Do you replace rotted trim and siding boards?
Yes, with our own crew. We cut out rotted fascia, window and door trim, corner boards and siding boards, replace them, then prime and paint so the repair blends in.
Can the repairs be finished before closing?
Usually, but it depends on the list and the weather. Your quote comes with a start date. Interior repairs can be done any time of year. Exterior paint needs dry weather, so in the wet months we plan around the rain and tell you honestly what will fit your closing date.
What proof will the buyer get that the repairs were done?
A paid invoice from Miracle Painting Company that lists each repair, plus before and after photos you can forward to the buyer’s agent.
Can you match the existing paint color?
Yes. If the original color is known we use it. If not, we have a sample color-matched. When a patch would still show, we paint the full wall, board run or room so it blends edge to edge.
Do you work for home buyers too?
Yes. Buyers can send us the report to get a price for the paint, trim and siding items before they ask the seller for repairs or a credit, or to line up the work after closing.
